As soon as the developer intends to proceed with a property development, the developer will contact and appoint appropriate professionals to assist the necessary activities or deliver specialist advice and work for the developer. Usual professionals may include funding agents, planning consultants, valuers, architects, quantity surveyors, structural engineers, mechanical/electrical engineers, letting/sales agents (estate agent), etc.
These professionals constitute the so called ‘professional team’. The members of the professional team advise the developer on the property development process and end product property being developed. Professionals have both strategic and tactical influences on the success of a property development and the composition of a professional team and its communications and trust capability as well as the timing of individual professionals entering and acting in the professional team will have considerable effect on the success potential of the project. Also, the team and role players will vary from one property development to another and from one developer to another.
